Step 1: Free Consultation

Your consultation can be in-home or virtual, whichever is most convenient. We’ll discuss your goals and budget.

Step 2: Preliminary Scope of Work

Using our walk-through, scans, and your input, we’ll create a detailed proposal and scope of work for your project. 

Step 3: Design Plan & Revised Scope

We present a proposed layout and selections, this may include storyboards depending on the project. Here we refine the budget, scope of work, and ensure the plan aligns with your vision.

Step 4: Regulatory Approvals

Before construction begins, we ensure your project meets all zoning, land development, and building code requirements. This phase may include:

• Land Development, Zoning & Land Use Review: Verifying that the design complies with local zoning and Unified Development Ordinance (UDO) requirements. This may involve reviews by transportation, stormwater, urban forestry, utilities, and other departments. Re-zoning, if required, may add time and cost.

• Lot Platting (if needed): Approval of site plans, subdivisions, and plats to establish legal lots, easements, rights-of-way, addressing, fire escape egress, stormwater systems, and tree/landscape conservation compliance.

• Plan Review: Detailed review of architectural, structural, mechanical, electrical, plumbing, and fire protection plans for code compliance.

• Permitting: Once all regulations are satisfied, permits are issued, allowing construction to begin with proper documentation and inspections in place.

It happens. We can usually accomodate changes but they might affect the timeline and cost. We discuss all that before making any changes.

Will you be working every day?

Most days, yes, but not always. Sometimes we're waiting on materials or inspections or other subcontractors. We communicate with you about the schedule so you're never wondering whats happening.
